You’ll want to use this strategy when it comes to two types of clients:
A buyer who tells you they’re just looking, and they’ll buy the right house when they find it.
A current client in the middle of a serious search, but with specific needs to be met.
Let’s say you’re talking to a buyer looking for a home with four bedrooms, three bathrooms, a pool, and an office in a specific area code. You’re aware of a listing that has all of those traits, so the next step is to reverse prospect.
In the People screen, you can add a filter by tag — in this case, anyone tagged as looking for a home with a pool — and then narrow it down with tags for additional amenities. Don’t be hasty, though! You might have one client for whom this home is a perfect fit, but other clients may be interested even though the home doesn’t check all of their boxes.
From there, you have a few options. If you’re about to go on a listing appointment, and you have a large number of clients who match up with the home’s amenities, you can send a batch email to all the clients who appear in the amenity tags.

I’m about to meet a potential seller in %location_name%, and this property has %amenity%. Would it be helpful if I sent you [some photos OR more information] for if the seller decides to list? That way, you’ll be the first to know.

These emails can help get you responses from buyer hopefuls looking for specific amenities and maybe even start up a conversation.
On the other hand, when you get responses from potential buyers, you can take that list of contacts to your seller and demonstrate to them that you do have buyers — you’re not just saying it!
